Mortgage Checklist

Bringing the following documents to your meeting with a mortgage lender can help streamline the process and prevent unnecessary delays.

Required documents:

  • Valid, government-issued photo ID (such as a driver's license or passport)
  • W2 from the past 2 years
  • Federal tax returns from the past two years
  • Most recent pay stub
  • Bank statement and/or retirement statement from the last 2 months

Additional documents for purchase transactions:

  • Earnest Money Check - cancelled check copy
  • Signed purchase agreement, including any addendums
  • Gift Letter and Documentation (if applicable)

If applicable:

  • HOA billing statement
  • Current homeowner's insurance statement for any properties you own
  • Mortgage statement for all properties you own 
  • Year-to-date profit and loss statement for self-employed borrowers
  • Any additional documents requested by your lender
